California Is Building More Housing. But Is It Becoming More Affordable?

California has ramped up homebuilding efforts, increasing annual construction by 59% since 2018 and adding more than 682,000 new homes since 2019—including a growing number of multifamily properties. Yet, only 19% of households can afford the median-priced home, which really underlines how the dream of homeownership remains out of reach for many families. As someone who guides clients through the unique real estate landscape of Santa Clara, San Benito, and San Mateo counties, I see firsthand the challenges of affordability and access.
